Applying in June with < 3.0 or applying in July with > 3.0?

If I finish my application the first week of June, I'll have a cGPA of 2.86 and an sGPA 3.86. However, I'm taking 12 credits during first track summer courses, and -- assuming I get As -- I'll have a 3.05 cGPA and 3.91 sGPA afterwards. If I apply after the summer track, it would be July 1st. Unfortunately the grades I'd be replacing were at another school, so I don't think "academic update" would work for me. What's the best thing to do?
